Real estate appraisals include three approaches to determine market value. These are the cost approach, income approach, and market approach. Georgia real estate appraisers are governed by the Uniform Standards of Professional Appraisal Practice (USPAP) for federally related appraisal assignments. Since practically all home real estate mortgages are Fannie Mae (FNMA) or Freddie Mac (FHLMC) related, our home appraisal reports must conform to their and USPAP guidelines. In these services, we act as real estate consultants, as our services are less than those mandated by USPAP. Our fees are based upon the scope the the appraisal assignment and the corresponding amount of time required for the assignment. Following are brief descriptions of the most common home appraisal forms and type.URAR Form (FNMA Form 1004 and FHLMC Form 70). This is the most common appraisal form and is a full appraisal analysis including all three of the approaches to market value. Add Rent Comparables, FNMA Form 1007 Add Operating Income Statement, FNMA Form 216 Add Manufactured Home Addendum, FNMA Form 1004C (required by FNMA for manufactured home appraisals) URAR Form FHA Home Appraisal (FNMA Form 1004 and FHLMC Form 70 with HUD Valuation Conditions and Notice to Homebuyer). This is an FHA home appraisal report and includes the addendums as required by the U. S. Department of Housing and Urban Development (HUD).URAR Form Foreclosure Appraisal, REO Appraisal for defaulted real estate loans (FNMA Form 1004 and FHLMC Form 70). This is a an appraisal of a home that has been foreclosed upon (REO or Real Estate Owned) and includes interior photos and suggested improvements to enhance marketability, if needed, and the estimated costs of the home improvements and the affect of the improvements on marketability of the property. Condominium Appraisal Form (FNMA Form 1073 and FHLMC Form 465) This is a full appraisal of a single condominium unit. 2055 Form with Interior Inspection. This is not a full appraisal as it lacks the cost and income approaches to value and is based upon the market approach only. 2055 Form with Exterior Inspection. This is not a full appraisal as it lacks the cost and income approaches to value and is based upon the market approach only with an exterior inspection of the subject property only. The taxing authority square footage is utilized for the square footage of the subject property. 2 to 4 Family Small Income Residential Appraisal Form (FNMA Form 1025 and FHLMC Form 72). This is a full appraisal of a duplex, triplex, or four-plex. 2070 Form with Exterior Inspection (FHLMC Condition and Marketability Report). This is not an appraisal and does not provide an estimate of market value. This is a home consulting assignment as opposed to a home appraising assignment. 2070 Form with Interior Inspection and Measurement of the Subject Property (FHLMC Condition and Marketability Report). This is not an appraisal and does not provide an estimate of market value. This is a home consulting assignment as opposed to a home appraising assignment. 2075 Form with Exterior Inspection (FNMA Desktop Underwriter Property Inspection). This is not an appraisal and does not provide an estimate of market value. This is a home consulting assignment as opposed to a home appraising assignment. 2075 Form with Interior Inspection and Measurement of the Subject Property (FNMA Desktop Underwriter Property Inspection). This is not an appraisal and does not provide an estimate of market value. This is a home consulting assignment as opposed to a home appraising assignment. ERC Form (Employee Relocation Council Home Appraisal Form). This is the form usually used for relocation appraisals. The appraisal can be of the transferring employee's current residence or of the residential property the employee is purchasing in the new location. Land Appraisal Report.
